Everything starts with defining the budget. It is essential to calculate not only the price of the property but also the ancillary expenses, such as registration tax or VAT, notary fees, any agency commission, and the costs associated with a mortgage.
What happens when I find the right house and want to proceed with the purchase? +
A written purchase offer is drafted, which is usually accompanied by the payment of a confirmation deposit (caparra confirmatoria).
What exactly is the preliminary sales agreement (compromesso)? +
If the seller accepts the purchase offer, you move on to the preliminary agreement. It is an actual contract that must be registered and serves to establish the price, terms, and final conditions of the sale.
When is the right time to apply for a bank mortgage? +
The mortgage application should be submitted after the agreement is reached, while waiting for the final deed. It is useful to start this phase as soon as possible because bank processing times are not short: the institution will have to evaluate your financial profile and carry out an appraisal on the property.
What is the notary's role during the final deed of sale? +
The deed of sale is the notarial act that formally transfers ownership. The notary is responsible for verifying the cadastral and mortgage regularity of the property, reading the deed to the parties involved, and finally registering it.
